If you are reading this, your property is probably not being managed the way you were promised. The inspections slipped. The lease lapsed without anyone flagging it. You found out the rent had fallen behind the market on your own, and lately your renter emails you directly because nobody at the agency answers.

That happens for a structural reason. At most agencies, property management sits off the side of a sales business, so it gets the junior staff and the leftover attention. Milrose is built the other way around. Property management is the only thing we do, and we keep each manager's load deliberately low so your property is watched, not just filed.

You'll deal with the same experienced, licensed people year after year. That's the difference between a manager who already knows your property's history and one who makes you explain it again every few months.

What property management problems do you have?

Most owners come to us because something specific went wrong, and it was not the first time. You might recognise a few of these:

Your property manager has changed three times in two years, and each new one starts from scratch.

Emails and repair requests drag on for weeks because nobody is chasing them.

A lease lapsed, or an inspection was missed, and you only noticed later.

Your rent has quietly fallen behind the market, and no one reviewed it.

You are not confident your property meets Victoria's current minimum standards.

The common thread is that no one is really watching. A cheaper, high-volume agency running 150 or more properties per manager cannot fix that, because the problem is the model, not the effort. Fewer properties, managed by licensed people, is what gets it done.

Our property management services

Rental Property Management

We look after your rental end to end, from finding a renter to collecting rent, running inspections, and handling repairs. You get one point of contact who knows your property and gives you a straight answer, so you can stop chasing and go back to your life.

Tenant Screening and Placement

We screen every applicant properly before they move in, because a bad renter can cost you far more than a week of vacancy. Every application goes through rental history, income verification, and National Tenancy Database checks. We place renters who pay on time and look after the property, because that is what protects your long-term return.

Rent Collection and Arrears Management

We collect your rent on time and follow up any arrears the moment they start, instead of letting a small shortfall build into a VCAT problem. You see clear records of what came in and when.

Routine Property Inspections

Every six months we inspect your property and send you a clear report with photos. We are not just checking how tidy your renter keeps the place. We are looking for the genuine maintenance issues, a small leak or a failing fixture, that turn into expensive repairs when they go unreported.

Repairs and Maintenance Coordination

When something breaks, we coordinate the repair through trusted local trades at a fair price, with no inflated quotes or agency kickbacks. Urgent repairs are actioned under Victoria's rental laws, and smaller jobs go to a handyman rather than an expensive specialist, so your money is spent the way you would spend it yourself.

Property management for Melbourne's Inner West

The Inner West is our real strong suit, and it comes with its own quirks. Much of the housing stock around Footscray, West Footscray, and Yarraville is older weatherboard and brick, and that age is where reactive, high-volume management quietly costs owners money. A damp problem or a minor leak in a heritage-era home does not stay minor. Ignored for a few months, it becomes mould, timber damage, and a fight over who pays. Our managers know these streets and the properties on them, so we catch the small things early, keep the older stock properly maintained, and set your rent to what the local market genuinely supports rather than a guess.

Why choose us for property management

Property management is the only thing we do here. Everything else follows from that.

Property management is the whole business, not a department attached to a sales team.

Three of our five managers are fully licensed agents, verifiable through the Business Licensing Authority.

We deliberately keep each manager's property load low, so yours gets watched instead of lost in a portfolio of 200.

We are selective: we hold firm on our rates and turn away owners who won't maintain their properties or follow the rules. That's what keeps our standard high.

90+ five-star Google reviews, mostly from owners who came to us after being let down elsewhere.

FAQs

Property management questions, answered

How many properties does each of your managers look after?

Fewer than most. A lot of agencies load their managers with 150 to 200 properties, and that is exactly why service falls apart and things get missed. We deliberately keep each manager's book smaller so your property gets real attention and you get quick answers. It is one of the main reasons owners switch to us from a high-volume agency.

Will I get the same property manager, or will they keep changing?

The same experienced team, year after year. That kind of churn usually comes from agencies where property management is a stepping stone to sales, not the destination. That's why you're not re-explaining your property's history every few months.

What is included in your property management service?

The full job: rental appraisal, finding and screening renters, rent collection and arrears, six-monthly inspections with photo reports, repairs and maintenance coordination, and Victorian compliance. You get one contact who handles all of it. We are not the cheapest. What you get instead is a manager who knows your property, keeps it compliant, and picks up the phone.

How do you handle repairs without overspending my money?

We use trusted local trades at fair prices, chosen for the job rather than a fixed preferred list, so you're not paying for a specialist call-out when a handyman will do. We get quotes before approving non-urgent work, and only bypass that step when Victoria's rental laws require an urgent repair to be actioned immediately. Because we inspect every six months and read the reports properly, we catch small issues before they become the big, avoidable repair bills that reactive management creates.

Do you keep my property compliant with Victoria's rental laws?

Yes, that's part of the service. Victoria's minimum standards and the biennial gas and electrical safety checks change often, and we track them so you don't have to. We coordinate smoke alarm, gas, and electrical checks through independent local trades and keep your property on the right side of the Residential Tenancies Act, which is where a lot of owners get quietly exposed.
