Property Maintenance - Inner West Melbourne, VIC

Small problems stay small when somebody is watching them.

4.8 on Google · read our reviews

Maintenance is where a rental property quietly gains or loses value. Timing is most of it. A blocked gutter in March is a small job. Left alone, it becomes a damp ceiling and a compliance problem by August. That's why repairs and maintenance in Melbourne's inner west works better on a calendar than on complaints.

Milrose runs property maintenance as part of managing the property, not as a separate service you have to ask for. We book it, chase the trade, and tell you what a job costs before anyone starts it.

What does property maintenance cover in Melbourne's inner west?

Property maintenance on a rental covers everything that keeps the place safe, compliant and worth what it should be. That means preventative work, urgent repairs, trade scheduling, condition reporting and recurring compliance checks. In Victoria, the law sets some of the timelines, so it runs to dates rather than whoever remembers.

Our property maintenance services

Preventative Maintenance Planning

Nearly every expensive repair started as an inexpensive one. We watch the usual suspects: gutters, roof flashing, seals around wet areas, and trees getting too close to the stormwater line.

At each routine inspection, we record condition and cleanliness, so you get a running picture of the property rather than a snapshot. Where something is trending the wrong way, you hear about it early. That's usually a small job with a small quote.

Urgent Repair Dispatch

Victoria has a legal list of urgent repairs, and it's longer than most owners think.

Burst water services, serious roof leaks, gas leaks, dangerous electrical faults, failed hot water, and mould or damp caused by the building structure are all on it. Those have to be done immediately. Everything else has fourteen days from a written request.

An urgent job goes straight to a tradesperson we've used before, rather than into a round of quotes. That's the point of keeping a short list. A renter with no hot water is a bad weekend for them and a liability for you.

Preferred Tradesperson Scheduling

The quickest way to lose money on a rental is to send the wrong trade.

Sending a specialist plumber to a job a handyman could finish in twenty minutes is money gone. We match the trade to the job and use local people we've worked with for years. We send the quote with the reason attached before you approve anything.

You pay the trade's price, with no margin added by us. The trades we use work across the same corridor we do, from the inner west out to Wyndham.

Property Condition Reporting

A condition report is the document that decides a bond dispute, so it's worth getting it right.

Ours are photographic, dated, and specific about what was already there. Entry, routine and exit reports run to the same format, so the comparison is like-for-like. An argument about a mark on a wall then has an answer, not two opinions.

In the older weatherboards and brick veneers around Footscray and West Footscray, that detail matters most. Settlement cracking and a bit of damp come with the housing stock, and a report that documents them at entry is what stops them being charged to a renter at exit.

Compliance Maintenance Scheduling

The compliance checks don't run on a tidy annual cycle, which is exactly why they get missed.

Smoke alarms run on a twelve-month cycle, gas and electrical checks on a two-year cycle, and Minimum Standards must be met before every re-let. We also check Minimum Standards every two years, so it's sorted well before a tenancy ends rather than scrambled for between renters. We hold all three schedules, book the trades and keep the certificates, so we can answer whether a property is current straight away.

It also protects you if something goes wrong. A current certificate in the file is a different conversation to a check nobody can find.
