We manage residential rental properties from Melbourne's Inner West out to the western growth corridor. The Inner West is our real strong suit, and it comes with its own demands: the older weatherboard and brick housing stock around Footscray and Yarraville needs a manager who catches maintenance early, while the newer land-and-house properties out through Tarneit and Werribee sit on reactive clay soils that punish neglected drainage and small structural faults. A property manager looks after every part of renting out your property. That covers rental appraisals, advertising and leasing, renter screening, rent collection, routine inspections, repairs and maintenance coordination, compliance with Victoria's rental laws, and your monthly financial reporting. In short, they run the tenancy so you don't have to.
We screen every application before recommending a renter. That includes employment and income verification, rental history checks with previous agents, and National Tenancy Database checks. Quality renters pay on time and look after the property. That protects your rent, your investment and nothing landing on your desk that shouldn't be there.
In Victoria, routine inspections can be carried out once every six months, with the first allowed after the renter has been in the property for three months. We complete regular inspections and send you a full photo report after each one.
Rental providers in Victoria must meet rental minimum standards, complete regular gas and electrical safety checks, maintain smoke alarms, and lodge bonds with the RTBA. The rules changed significantly in 2021, and we keep every property we manage compliant, with the records to prove it.
Yes. Urgent repairs are defined under the Residential Tenancies Act 1997, covering things like burst pipes, gas leaks and total power failure, and they get immediate attention. Non-urgent repairs are quoted, approved by you, and actioned through our preferred tradespeople.
