Real Estate Consultant - Inner West Melbourne, VIC

Compliance is not an add-on here. It is the job.

Victoria rewrote its rental laws. Then rewrote them again. Minimum standards, two-yearly safety checks, notice periods and dispute pathways all changed, and all of it sits with you as the rental provider. Landlord compliance advice from a licensed team is what keeps a property on the right side of it.

Owners across Melbourne's inner west come to us for exactly this. We're local real estate consultants and property managers. The advice and the work sit in the same place: checks booked, notices served correctly, records kept where you can see them.

What does a real estate consultant do in Melbourne's inner west?

A real estate consultant advises rental providers on their legal obligations and day-to-day management. In Victoria, that covers minimum rental standards, two-yearly gas and electrical safety checks, annual smoke alarm testing, notice periods, and the paperwork behind a dispute. Milrose does this for every property we manage.

Our real estate consultant services

Rental Compliance Management (Victorian RTA)

Most owners who call about compliance aren't careless. They bought the property years ago, the standards moved underneath them, and nobody told them.

We check the property against Victoria's minimum rental standards and the Residential Tenancies Act. Then we write down what's missing and work through it in order of risk. After that, it runs on a schedule, so nothing slips through the cracks between renters.

This is also where we're selective. Milrose only takes on owners who want to do the right thing and play by the rules, because we can only stand behind a compliant portfolio.

Gas, Electrical and Smoke Alarm Safety Coordination

Safety checks are the obligation owners most often lose track of, because the intervals don't line up. Gas and electrical safety checks run every two years, and only a licensed gasfitter or electrician can sign one off. Smoke alarms are tested at least every twelve months.

We book them, hold the certificates, and put the dates in front of you before they fall due. The trades are local, chosen on the job in front of you, and the quote comes to you before anything is approved.

The electrical standard now requires residual current devices on the switchboard, which catches out older housing stock across Footscray and West Footscray. We'd rather find that at a scheduled check than at a renter's complaint.

VCAT Preparation and Representation

Nobody manages a portfolio for long without a dispute. The gap between an owner who gets a workable outcome and one who doesn't is almost always the preparation.

We keep the evidence trail as we go: condition reports, inspection photos, the arrears record, every notice with its date. When a matter escalates, the file is already built. Nobody has to reconstruct eighteen months of a rental agreement from memory.

Victoria also changed the route. Under the 2024-2034 Housing Statement, an excessive rent dispute now goes to Rental Dispute Resolution Victoria first. It only reaches a VCAT hearing if that doesn't resolve it. We prepare for both.

Landlord Obligations Guidance

First-time owners and interstate investors ask the same questions, and they're good ones. What can I ask a renter for? When can the rent move? What am I on the hook for if something breaks at eleven at night?

You get plain answers. Rent can rise once every twelve months on an agreement started after June 2019, with ninety days' written notice and the calculation shown. Urgent repairs have their own legal definition and their own clock. We tell you which rule applies to what.

Owners in Sydney, Brisbane and overseas make up a growing share of what we manage in Melbourne's west, and they can't drive past to look. So the answer comes with a photo, a date, or a document attached.
